We have also recently seen the use of virtual staging, so be prepared to walk into a home with possibly no furniture or different furniture than the photographs online.

Warning: Pitfalls of Walking into an Open House without being Prepared

While open houses can be a fantastic way to explore potential homes, there are some pitfalls to be aware of, especially if you attend by yourself without your Realtor. Without a Realtor, YOUR Realtor, you may lack someone to advocate for your interests. A buyer's agent can negotiate on your behalf, ensuring you get all of the pertinent information as well as the best possible deal. 

Prior to your search for a new home, find a Realtor you want to work with. Be open and honest with them about your timeframe for moving, your budget, and your realistic wants and needs. Your best representation happens when you sign a Buyers Broker Agreement, this protects both sides. One of the benefits when you have this agreement, is when you walk into an open house - the first thing the hosting agent asks is "are you working with a Realtor?". You can now answer yes without the other agent latching onto you and trying to get both sides of the deal. 

Walking in without representation allows the hosting agent to "claim you". A buyer does not want this. Your buyer's agent can give you a stack of business cards to carry with you. When you visit an open house, spur of the moment, you can just hand the hosting agent your agent's business card and you will be covered. They will still answer all of your questions, they just won't represent you if you decide to put in an offer.
