Wet Boat Slips

Wet slip marinas are popular choices for boat owners in Naples. With these slips, you leave your boat in the water all year round. One key benefit of wet slips is the convenience they offer. You can easily hop aboard and set sail without the need for boat launching each time. Additionally, wet slips usually come equipped with shore power, water hook-ups, and other amenities, making maintenance and boat care hassle-free. Some marinas allow lifts and others offer covered slips, for added protection of your vessel.

There are a variety of marina types in Southwest Florida. Some offer full amenities including a full time dockmaster, pools, restaurants, and bars. Other marinas are just a docking spot for your boat with no amenities at all. The amount of quarterly maintenance fees is reflective of the amenities and services provided by the marina and staff.

Wet boat slips can either be deeded or equity right to use. If deeded, the ownership will be recorded in the property appraiser's office and you will pay property taxes. If it is equity right to use, that means it has a land lease from the state of Florida. When this type of slip is sold, the new owner will pay a 6% Florida Land Lease Transfer Tax (to the state), the sale will be recorded in the Clerk of Court Records. A land lease for marinas is good for 5 years, the marina must ahere to certain guidelines and renew. Most of the time, but not always, the land lease fees and property taxes for an equity right to use slip are paid for through the quarterly maintenance fees.

Dry Boat Slips

Dry stowage marinas, or dockominiums as they are called in other areas, are an excellent alternative for boat owners seeking a different experience. With dry boat slips, your vessel is stored in a warehouse on designated racks, similar to condos. When you are ready to head out on the water, your boat is conveniently lifted from the warehouse and placed into the water by forklifts. Many of the dry stowage marinas are switching over to apps to request your boats, others are still using the call-in method.

One of the primary advantages of dry boat slips is the protection they offer from saltwater exposure, which can lead to corrosion over time. With your boat safely stored away when not in use, maintenance becomes more manageable, and your boat stays in top condition for longer. Some dry dock marinas often offer additional amenities like pools, clubhouses, and restaurants, creating a vibrant boating community and a pleasant environment to enjoy leisure time.

The Key Differences

The fundamental difference between wet and dry boat slips lies in how the boats are stored. While wet slips keep boats in the water continuously, dry slips involve lifting boats out of the water and storing them in a covered warehouse.

Another significant distinction is the level of maintenance required. Wet slips necessitate periodic hull cleanings and maintenance due to continuous exposure to the water. On the other hand, dry slips protect your boat from these elements, reducing the frequency of maintenance and potential repair costs.

Choosing the Right Option for You

When deciding between wet and dry boat slips in Naples, consider your boating preferences and needs. If you value convenience and quick access to the water, wet slips might be your best bet. However, if protecting your boat from the elements and enjoying additional amenities are higher on your list, dry slips could be the ideal choice.

In Naples, Florida, the choice between wet and dry boat slips comes down to what aligns best with your boating lifestyle and preferences. Wet slips provide convenience and easy access to the water, while dry slips offer protection and reduced maintenance. Whichever option you choose, the boating community in Naples is sure to provide a fantastic experience surrounded by like-minded enthusiasts.

Testimonials
Linda responded very quickly throughout our entire real estate transaction. She provided additional information whenever asked, was kind, friendly & professional.

We had an opportunity to work with Linda on a real estate transaction and our experience was over the top wonderful! We had some challenges with the process which had nothing to do with Linda; she was the one who was able to bring the challenges to closure. I would like to point out that she did not need to help us but did; the type of customer care and dedication she provided was truly amazing! We will recommend her to anyone looking for real estate in SWFL, she is an example for others in the business to follow!

We decided to sell our boat on a Monday and called Linda on Thursday afternoon about selling our boat slip. She went to see the boat slip Friday morning, we signed the listing contract remotely Friday afternoon and by the time we arrived in OKC Monday afternoon she called with an offer. Accepted Tuesday and deal done and closed 30 days later. She gave us perfect advice about pricing and made sure the transaction closed on time without any concerns. All done through phone calls, text messages and emails. Effortless for us!

I had the opportunity to work with Linda on a real estate purchase recently. For various reasons, I have worked with several realtors recently and Linda is heads and shoulders above the rest. She is conscientious, replies to questions very quickly, has a good sense of the market and is extremely knowledgeable and competent. I would say, without exaggeration, that she is the best realtor I have ever worked with. I highly recommend that you contact Linda to assist you in your next real estate purchase.

This is the first time we have worked with Linda to complete a real estate transaction. Our experience throughout the process was very positive, so that we would and have recommended her to our friends. These are some of the observations from that interaction: she provided constructive inputs in setting the price, but was not pushy (we set the price); prompt in responding to messages, emails or calls; all paperwork was handled electronically (very efficiently); she was thorough during the due diligence phase; at one point while it looked like our deal may fall apart, we expressed regrets that her efforts might not pay off, but she took it all with grace. Luckily, our deal did go through, and she assisted with finding a solution to overcome some bumps on the road. Overall, we are happy with her assistance.
